Tenant Guidelines

  1. Parking.  There is free off-street parking in the rear of our home.  You can also park on the street, but be sure to adhere to No Parking and Zone Limit signs.  PLEASE DO NOT Park on the grass. There may be additional parking spaces available, please speak with your property manager for more information.
  2. Smoking.  This is absolutely a non-smoking establishment and we appreciate your cooperation in keeping it this way.
  3. Noise.  We are located in a very quiet residential neighborhood.  Enjoy yourself but respect the neighbors.  Please no loud music or parties.
  4. Illegal Activity.  Please no drug use or illegal activity.
  5. Laundry.  There are sets of washer and dryer on site
  6. Dishes.  All dishes, glassware, and appliances are here for your convenience.  At the end of your stay, please rinse and put your dirty dishes in the dishwasher.
  7. Groceries.  If you purchase groceries, please remove all of your perishable items from the refrigerator prior to your departure.  There are several small convenience stores in the area, but if you need something larger we recommend the following choices:
  • Safeway Foods (www.safeway.com) – is located at 3830 Georgia Ave NW, Washington, DC 20011.  Store number is (202) 882 – 1140. 
  • Giant Food Tivoli (www.giantfood.com) – is a 10-minute drive away at 1345 Park Road NW, Washington, DC 20010.
  • Whole Foods Market (www.wholefoods.com) is 1.8 miles away at 1440 P. Street NW, Washington, DC 
  • Yes! Organic Market (www.yesorganicmarket.com) is brand new and is located 1.1 miles away at 4100 Georgia Ave NW (between N Taylor St & N Upshur St), Washington, DC 20011. Phone number is (202) 291-5790. 
  1. Television.  We are pleased to offer you access to SMART TVs.  You are responsible for any orders you place.  If you would like to use cable, you will be responsible for arranging that with the landlord, if possible.
  2. Patio.  Feel free to use the deck by way of the French doors located at the rear of the main floor.
  3. Trash Removal.  Trash is collected between 7:00 AM and 7:30 AM on Wednesday.  Trash bags must be put inside of the trash cans and trash cans must be put in the alleyway.  You can put cans out Tuesday evenings after 7:00 PM or Wednesday morning’s before 7:00 AM.
  4. Metro.  
  • The Georgia Avenue / Petworth Metro Rail Station on the Green / Yellow Line is less than a mile away from Illinois Avenue Suites.

  1. Street Signs.  Washington, DC streets are divided in four quadrants – Northeast (NE), Northwest (NW), Southeast (SE) and Southwest (SW).  For example, Reservoir Hills is located off North Capitol Street, Northeast (NE), however, as you go towards the monuments; North Capitol Street NE turns into North Capitol NW.  As your travel, note the quadrant abbreviations after the street names because some street names exist in more than one place.
  1. The Internet is included in your rental agreement.  Please contact your property manager for WiFI information. 
  2. Utilities – may be included based on length of rental with your property manager. Please ensure you have discussed this and it is included in your signed contract.
  1. Temperature.  To set your desired temperature, set the thermostat to either cool or heat, and the switch to the On.  Touch the screen and you can set your target temperature.  Set the switch to Auto (when leaving the home) for recommended energy saving use.  Please remember to turn the system off completely when departing.

  1. Exterior.  You will be responsible for ensuring the lawn is maintained and manicured. You could be subject to fines if this does not occur. If you are staying month to month or have a longer term lease, you are responsible for completing this or you can pay for this service to occur.
  2. Winter.  During winter months, management will provide salt on-site for you to put down on the porch, steps and deck.  Please feel free to spread salt, if necessary.
  3. Fire Extinguisher.  There is a fire extinguisher located in the main kitchen area, if there is a fire please call 911.
  4. Rental Insurance – You are expected to have rental insurance and provide proof. 
  5. Bike Rental.  Washington, DC offers a bike rental program.  Please visit http://www.capitalbikeshare.com for more information.
  6. MOVING furniture.  If your unit has furniture, please do not break down or remove any furniture from its location unless approved in writing with property manager or landlord. Fees may apply if anything is broken.
  7. Number of renters.  The number of renters are determined by the size of the rental property. Please see your leasing agreement to ensure you are in compliance.
